10 Things you can do inside your home to help sell your home faster and for more money, in any market. Show perspective buyers that your house is loved and well taken care of. It’s not just a house, but a home. A little extra attention to the small details will pay off. A recent survey showed that 63% of Canadian buyers preferred to pay more money for a house which is in move in condition. Follow these tops below to maximize the appeal of your home.
First impressions last. You want your front entry to be clean, odour free and welcoming. Make sure the floor and baseboards are clean, all shoes and coats are neatly tucked in the closet, any seasonal clothing is stored away, and your closet door opens and closes smoothly. If your closet is cluttered, remove some items and store them elsewhere.
Make those floors shine! You want to make sure that your hard floors are vacuumed and washed and have your carpets cleaned. Either by you, or better yet, have them professionally done. Touch up any chipped paint and fix any holes in your walls.
Pack up the little things you have around the house, they create clutter. Remove or store all collections, personal items, collectables, personal photos, family pictures, and ashtrays. Have pets? Remove their toys, beds and food dishes.
No more smudges. Over time the oils from our hands builds up on things and can leave a home feeling a bit dingy. Make sure you clean all your windows and patio doors inside and out and clean off any handprints or animal nose prints. Clean all fingerprints off light switches and clean every mirror in your home. Walls in high traffic areas can look dirty if kids rub their hands on the walls as they walk by. Many times this happens on walls in stairways. Make sure that is all cleaned away or even better, a fresh coat of paint will make a big difference.
Don’t forget about your closets. Buyers look in closets and pantries. Clean the inside and top shelves of all your closets. If they are packed full, pack a few things away so everything looks neat and tidy.
The goal here is to make your bathroom clean and impersonal. Think, hotel bathroom. Everything in that room needs to be clean. And don’t forget about scrubbing the grout. Keep the counter clean and free of items. Remove all personal items (use a basket under the sink to store them). Always put the toilet lids down. Remove or store all toilet seat covers, no squishy seats or fabric seat covers. If your faucet drips, fix it. Invest in a new, fabric shower curtain, and have new matching show towels. If you use bar soap, remove it with a pump on the vanity.
Kitchens Sell Homes. You want your kitchen to be bright, airy, sparkling clean and odour free. The kitchen is one of the key rooms involved in the decision to by a home. The buyer should be able to visualize preparing meals, having guests over for dinner, and them spending time with their family in that space. Clean your stove top, over burners, over hood, fridge, dishwasher and microwave, inside and out. Garbage cans should be empty to prevent odours. Cupboards should be wiped down and organized inside. Make sure your countertop is clean and your kitchen sink and faucet shine. Remove or store any personal items, fridge magnets and notes, and hide all pet items. Coffee makers, toaster and kettles should not be kept on the countertop.
The main bedroom should be relaxing and peaceful. Buyers think if your room is clean and spa like, it will be the same when they own it. Make sure carpet, walls and baseboards are clean, and make your bed every day. Add some neutral pillows for a comfy look. Remove or store all personal items and clear the end tables of any extra items. Remove all laundry and laundry hampers.
Unfinished basement space and laundry rooms should be clean and efficient and show they are good space for hobbies. Sweep the floors and remove any spider webs. Pay extra attention to areas that may hold mold of dampness. Fix and broken light fixtures, replace the furnace filter and fix cement cracks in floors and walls. Laundry and basements should be well lit, making it look clean and safe.
And lastly, when you leave your home for a showing, turn on all your lights, and open your curtains and blinds. Play soft relaxing music, and if you have a fireplace, turn it on. Empty your kitchen garbage to eliminate any chance of odour, and empty other garbage cans for a better look. Put the toilet seats down in the bathroom and keep the shower curtain 2/3 drawn. Make your home feel as clean, well kept, and comfortable as possible.
